Independent roof condition assessments led by RAM Companies helped a multi‑campus healthcare system avoid premature replacements and align capital spending with true roof risk.
The Challenge
A large Midwestern healthcare system managing 14 hospital campuses and more than 100 medical and research buildings was struggling with a reactionary approach to roof spending. Roofing decisions were being driven primarily by age-based manufacturer recommendations, resulting in escalating capital costs and limited confidence in long-term planning.
Before implementing a portfolio-wide roof asset management program, the organization released consultant design and project management bids for roof replacements at four hospitals. The assumption was straightforward: aging roofs required replacement.
The RAM Approach

At one 80,000 square foot hospital campus, a roof replacement budget of $600,000 had already been approved. Instead of relying on age as a proxy for performance, RAM conducted a detailed evaluation to understand the roof’s actual condition and moisture profile.

Encouraged by the outcome, the healthcare system expanded RAM’s scope to include condition assessments and aerial infrared scans across 37 roof sections and associated wall systems. Many of the facilities dated back to the 1930s, with varying additions and complex envelope interfaces contributing to leak activity.
Building a Long-Term Asset Management Roadmap
The expanded program resulted in a comprehensive roof and wall asset management plan that included:
- Severity-ranked condition assessments
- Life cycle planning insights
- A prioritized five-year action plan
- Portfolio-level budgeting guidance
This objective data now informs both capital planning and maintenance strategies, supporting proactive investment decisions and reduced exposure to unplanned roof-related risk.
